Sealing accessible leaky ducts is a high-return DIY project — plan on an afternoon, $15 to $40 for mastic and mesh tape, and no permit. Leaky ducts waste 20 to 30 percent of your heated and cooled air (per the U.S. Department of Energy), so sealing the joints you can reach in the attic, crawlspace, or basement pays back quickly. The method is simple: find the leaks, clean the joints, brush on mastic reinforced with mesh tape, and let it cure. Skip duct tape — it fails. Ducts sealed inside finished walls are a pro job.

Tools and materials
- Duct mastic (a tub of brush-on sealant) and fiberglass mesh tape for gaps wider than about an eighth inch.
- A cheap disposable brush or a putty knife, and disposable gloves — mastic is messy.
- UL 181-rated foil tape as an alternative for clean, tight metal seams.
- A rag and mild cleaner to prep joints, plus a flashlight or headlamp for attic and crawlspace work.
- Sheet-metal screws to mechanically fasten any loose duct sections before sealing.

Step 1: Find the leaks
Run the HVAC fan and check accessible ducts in the attic, crawlspace, basement, and garage. Feel for escaping air at joints, hold a tissue or incense near seams to spot the draft, and look for black dust streaks that mark long-standing leaks. Prioritize ducts in unconditioned space — that air is lost entirely. Mark each leak so you can find it again with your hands full of mastic.
Step 2: Secure loose connections
Where duct sections have pulled apart or a flex duct has slipped off a takeoff, refasten it first — mastic seals gaps, it does not hold ducts together. Push connections fully home and drive three sheet-metal screws around a metal joint, or re-band and re-clamp a flex-duct connection, before sealing.

Step 3: Clean the joints
Wipe each joint with a rag and a little mild cleaner to remove dust and grease — mastic bonds to a clean surface, not a dusty one. Let it dry. This step is quick but it is why the seal lasts.
Step 4: Apply mastic and mesh
Brush a generous layer of mastic over the joint, working it into the seam and about an inch past each edge. For gaps wider than an eighth inch, embed a strip of fiberglass mesh tape into the wet mastic and brush a second coat over it so it is fully covered — the mesh bridges the gap and stops the mastic cracking. Aim for a paint-thick coat, not a thin smear.

Step 5: Cure and verify
Let the mastic cure 24 to 48 hours; it stays flexible when set. Once cured, run the system and re-check your sealed joints by hand — no escaping air means a good seal. Move on to any leaks you could not reach the first time. Sealing the register boots where ducts meet floors and ceilings catches leaks into wall cavities too.
Common mistakes
- Using cloth duct tape. It fails within a year or two. Use mastic or UL 181 foil tape.
- Sealing a loose joint without fastening it first. Screw or clamp it, then seal.
- Skipping the mesh on wide gaps. Mastic alone cracks over a gap; embed mesh.
- Applying over dust. Clean the joint or the seal will not bond.
- Ignoring ducts in unconditioned space. Those leaks waste the most — seal them first.
When to call an HVAC pro
Sealing accessible ducts is DIY. Bring in a professional for ducts sealed inside finished walls or ceilings you cannot reach, for a whole-house aeroseal treatment, for major disconnections or crushed ducts, or if sealing does not fix uneven heating (which can point to duct sizing or balancing issues). Anything requiring opening walls or altering the duct system's design is a contractor's job.
